What Affects Roof Cost?
Several things make the final price go up or down:
Roof Size vs House Size
A 2000 square foot house does not always mean a 2000 square foot roof. Roofs are measured in “squares.” One square equals 100 square feet of roof surface. A 2000 sq ft house usually has about 25 to 30 squares of roof, depending on the pitch (slope) and number of angles in the roof, which produces what’s called “waste” in the industry. A steep roof has more surface area, and it costs more to cover.
A roof with many complex angles and valleys will produce more waste increasing the cost.
Roof Material
The material you choose changes the price a lot. Asphalt shingles cost less than metal or tile roofing.
Labor Costs
Texas labor rates vary by city. Workers in bigger cities may charge more.
Tear-Off vs Roof Over
Removing the old roof adds cost. Some roofs can go over one existing layer, but most jobs require tear-off.
Roof Pitch
Steeper roofs take more time and safety equipment. This adds to the labor cost.
Average Cost for Asphalt Shingles
Asphalt shingles are the most common roof type in Texas. They cost less and last a long time.
For a 2000 sq ft house, the total cost for asphalt shingles usually falls between $6,000 and $10,000. This price includes:

- New underlayment
- New shingles
- Flashing and vents
- Labor and cleanup
If your roof pitch is steep or your home has many angles and valleys, expect the upper end of this range.

Cost for Other Roofing Materials
Metal Roof
Metal roofing looks good and lasts 40 years or more. A metal roof usually costs $12,000 to $20,000 for a house this size. Metal costs more but needs little maintenance.
Tile Roof
Tile roofing is heavy and durable but costly. Expect $15,000 to $30,000 for a tile roof. You will almost certainly need extra support under the roof because tiles weigh more. Like wood shake roofs, Tile Roofs are rare in the Cedar Park/Austin area.
Wood Shake Roof
Wood shake gives a natural look but costs more to install. A wood shake roof may range from $15,000 to $25,000. This is a very rare roof material to use in the Cedar Park-Leander area. In fact, we rarely see them in the entire Austin area.
Extra Costs You Should Be Aware of
Sometimes you pay extra for more than just roofing materials:
Roof Deck Repair
Your roof deck is the wood under the shingles; plywood has been replaced by and large with OSB. OSB, (Oriented Strand Board) is 4×8 material that gains its structural strength by being installed across the rafters, long side left to right (as opposed to long side up and down). This causes the strand inside the OSB to run perpendicular to the rafters and stiffens the material.
If plywood or OSB comes into contact with water, it will weaken, but OSB weakens much faster. Eventually, it will rot. If that material under the shingles is rotten, you need new decking. This can add $300 to $1,000 or more. That’s why you need regular roof inspections, and make sure your roofing company checks inside the attic as well. This is where you can catch water damage, usually around vents, skylights and chimney openings, early.
Permits
Some Austin area cities require permits for roof work. Leander and Cedar Park do not at this time, but you should always check before starting work. Permit costs vary but usually run $100 to $300.
Gutters and Downspouts
If you replace gutters and downspouts at the same time you have your roof replaced, add $500 to $1,500 to your budget.
Skylights or Solar
Adding skylights or solar panels adds extra materials and labor.
For a 2000 square foot house in Texas, a new roof usually costs $10,000 to $15,000 for asphalt shingles if none of the extraneous issues named above are present. Metal and tile roofs cost more. The actual price depends on your roof shape, material choice, and local labor rates.
